46 Crédits C’est en quelque sorte l’immobilier tertiaire qui a vu naître notre rencontre d’architectes pour une toute première réalisation livrée en 1997 ; la restructu-ration lourde d’un immeuble haussmannien situé 17, rue de Surène (75008). Déjà de grandes orientations et un ensemble de convictions sur la résilience, sur la réversi-bilité bureaux/logements, sur la nécessité du réemploi, sur la densité... Et finalement sur la ville durable. Intervenant depuis 20 ans, tantôt sur des opé-rations de restructurations lourdes du Quartier Central des Affaires (QCA) de Paris, tantôt sur des opérations de constructions neuves, ces mêmes convictions ont été chaque fois expérimentées et confortées avec toujours la même approche d’insertion dans le site et de respect du bâti existant. La bonne démarche environnementale est d’abord celle qui sait conserver l’existant, le valoriser et le projeter dans un nouveau cycle de vie. Pour l’ensemble des actifs immobiliers, notre travail d’architecte s’entend de la plus grande échelle à la plus petite (urbanisme, architecture, architecture d’intérieure, paysage) conjuguant la synthèse de l’urba-nité, du fonctionnement général et du souci du détail d’exécution. Cet esprit de synthèse globale que nous revendiquons est devenu au fil des années un véritable savoir-faire et finalement notre marque de fabrique. La livraison de l’opération Capital 8 (75008) en 2007 avait initié la campagne de restructuration des immeubles récents (construits après 1945) et proposé des orientations nouvelles. La livraison de l’opération 55 Amsterdam (75008) en 2017 amorce quant à elle une ère nouvelle, celle des restructurations de 2nd génération ou d’autres défis ont été relevés. Avec toujours finalement pour ce qui nous concerne une appétence particulière pour les nouveaux challenges.

In a way, it was service sector properties that brought us together as architects for the first time in 1997 for a project that took the form of a major restruc-turing exercise for a Haussmannian building located at 17 Rue de Surène (75008 Paris). From the outset, we shared directions and a set of convictions concerning resilience, office/housing reversibility, the need for reuse, density, etc. and, finally, the sustainable city. Having worked together for the past 20 years on major restructuring operations such as the Quartier Central des Affaires (QCA) in Paris as well as on new construction operations, these same convictions have been systematically experimented with and underpin-ned while always taking into consideration the approach to site insertion and the respect of existing buildings. The right environmental approach is, above all, one that is able to preserve what already exists, enhance it and incorporate it into a new life cycle. For all these property assets, our work as architects extends from the largest to the smallest scale (town planning, architecture, interior design, landsca-ping), combining the synthesis of city life, overall func-tioning and the considerable care taken in the precision of construction details. This spirit of global synthesis that we assert has, over the years, become a real exper-tise and, finally, our hallmark. The completion of the Capital 8 operation (75008 Paris) in 2007 initiated the campaign for the restructuring of recent buildings (built after 1945) and proposed new orientations. The delivery of the 55 Ams-terdam operation (75008 Paris) in 2017 saw the birth of a new era, being that of second generation restructuring operations where other challenges were identified. Above all, as far as we are concerned, we are always interested in taking on new challenges.

Né en 1929, le 55 Amsterdam entre dans le XXIe siècle au bénéfice d’une intervention architecturale à la fois audacieuse et respectueuse du contexte historique. Une alliance parfaite d’éléments anciens restaurés et d’éléments nouveaux contemporains constitue l’équilibre de ce projet ancré dans le Paris historique et résolument tourné vers l’avenir. L’attention première est portée sur le confort de l’usager car le confort au travail est au cœur de nos réalisations. À l’instar des boutiques-hôtels, le 55 Amsterdam est prêt pour accueillir les travailleurs du futur. Visibilité et lisibilité seront ainsi les maîtres - mots de cette restructuration. Ils se concrétisent autour de la reconstruction du grand escalier monumental en béton blanc. Il devient un lieu de ralliement, un lieu d’échanges et d’identification au cœur du dispositif. Six fois certifié dans une démarche environnementale d’excellence, ce projet est aussi l’emblème de la résilience, de la mutation et du réemploi. Son empreinte carbone maîtrisée lui permet de s’inscrire dans les grands projets environnementaux actuels. L’immeuble accueille deux œuvres monumentales de l’artiste tchèque Jan Kalab qui viennent clore le processus itératif que l’agence a initié.

First built in 1929, 55 Amsterdam entered the 21st century thanks to an architectural intervention that was both audacious and respectful of the historic context. A perfect alliance of the restored parts of the old building and new contemporary elements create the balance for this project anchored into historic Paris while resolutely turned towards the future. The primary focus of attention concerns user comfort, given that wellbeing in the workplace is fundamental to our architectural approach. Like boutique hotels, 55 Amsterdam is ready to welcome tomorrow’s employees. Visibility and readability will be key words in this restructuring exercise expressed around the reconstruction of the large white concrete monumental staircase. This space will be a gathering place, a setting for exchanges and identification in the heart of the building. Six times awarded a certificate for environmental excellence, the project is also an emblem of resilience, adaptation and reuse. Its controlled carbon footprint allows it to be defined as one of today’s major environmental projects. The building is also home to two monumental works by the Czech artist Jan Kalab. This artwork completes the iterative process initiated by the agency.

Le projet de construction d’un actif tertiaire s’inscrit dans la réflexion globale d’aménagement de la Zac Seguin-Rives de Seine à Boulogne-Billancourt. Anthos prend ses marques dans un lieu chargé de l’histoire industrielle juste à l’emplacement de l’ancienne fonderie des usines Renault. La peau extérieure en cadres d’aluminium brut de fonderie et la longue fresque topographique gravée dans le béton rapellent cette appartenance. Les vibrations de la lumière animent le béton, laissant la carte de l’ancien site s’effacer à la vue et se jouant de la mémoire collective. Le long ruban végétal se développe du jardin vers les toitures et fabrique un mur végétal de 28 m de hauteur planté d’essences indigènes et rustiques. Les percées visuelles ménagées au rez-de-chaussée ouvrent des champs visuels entre l’espace public de la rue et celui du grand jardin partagé intérieur. Le grand hall traversant s’installe dans une de ces transparences et offre ainsi une visibilité et une lisibilité intérieure parfaite au projet tertiaire. Les usagers trouvent dans ce projet un niveau de confort accru grâce à la mise en œuvre d’une façade porteuse percée de baies verticales qui éliminent la trame de poteaux et augment la flexibilité intérieure.

The project for the construction of a service sector asset forms part of the overall development approach to the ZAC Seguin-Rives de Seine in Boulogne - Billancourt. Anthos stands out in a setting rich in industrial history and that was the location of the former Renault factory foundry works. The external skin in as-cast aluminium frames and the long topographical fresco engraved into the concrete provide a reminder of this industrial past. The vibrant light brings the concrete to life, allowing the presence of the former industrial site to disappear from view through the expression of a collective memory. The long planted ribbon stretches from the garden and rises up towards the roofs, creating a 28 metre high green wall planted with sturdy native species. The scenic openings provided on the ground floor create visual fields between the public space represented by the road and the large shared interior garden. The large hall crossing through the building is positioned within one of these transparent areas and consequently offers an interior visibility and readability that perfectly meets the needs of this service sector project. Users find that the project provides an increased level of comfort thanks to the introduction of a loadbearing façade pierced with vertical openings. These do away with the need for a grid layout of posts and increase interior flexibility.

La démolition-reconstruction du site Scor (ex- Sanofi) à Gentilly offre une belle opportunité de repenser l’empreinte carbone du développement urbain dans la ville durable. Elle questionne en effet la résilience et le cycle de vie des constructions, au regard de l’évolution des usages, des nouveaux modes d’habiter et de travailler. Cette opportunité urbaine donne en même temps une nouvelle chance à la ville de se densifier, tout en améliorant son «verdissement», tant en termes de qualité que de quantité. Elle permet aussi d’inscrire son action dans une démarche environnementale forte, soucieuse du bien-être du citoyen et respectueuse de l’environnement.

The demolition-reconstruction of the Scor site (ex. Sanofi) in Gentilly provides an excellent occasion to rethink the carbon footprint of urban developments in the sustainable city. It questions the resilience and the life cycle of constructions with regards changing uses as well as new modes of living and working. At the same time, this urban opportunity give the city a new opportunity to increase its density while equally improving its “greening” both in terms of quality and quantity. It also allows the architecture to form part of strong environmental approach that cares for the wellbeing of citizens and respects the environment.

Après un lourd désamiantage complet du site, l’enjeu portait sur la requalification des volumes, des façades mais aussi sur le fonctionnement général de l’actif immobilier. Conquis par rachats successifs, l’ancien site EDF s’était constitué par phases, et souffrait d’un manque de lisibilité et de cohérence. L’ensemble constituait pour autant un îlot complet et supportait la présence d’un important espace vert protégé. La requalification urbaine a permis de repenser complétement le fonctionnement, de dégager un accès principal en ouvrant une large percée visuelle vers le cœur d’îlot ; le centre d’affaires de 52 000 m2 s’articule désormais sur un lobby central avec un concept global d’accueil et de services. Des bars, des restaurants, un centre de congrès, un auditorium, des halls dédiés... complètent l’offre très large d’espaces de bureaux répartis dans les différents bâtiments. Le travail de redéfinition des façades sur un développé de 18 000 m2 s’est attaché à trouver de nouvelles proportions pour chaque bâtiment tout en conservant une cohérence d’ensemble et tout en intégrant l’ensemble des équipements techniques habituellement logés en faux plafonds.

Following the complete removal of asbestos from the site, the challenge lay in redefining the volumes and facades as well as the general operation of the property asset. Subject to successive takeovers, the former EDF site had been built up over phases and suffered from a lack of readability and coherence. Nevertheless, as a whole, it represented a complete block and incorporated a large, protected green space. The urban redefinition allowed the operation of the site to be completely rethought. This included the provision of a main entrance by creating a large visual opening giving onto the heart of the plot. The 52,000 m² business centre is now organised around a central lobby designed to provide a global reception and services concept. Bars, restaurants, congress centre, auditorium, halls meeting specific needs, etc. complete the very large offer of offices spaces distributed throughout the various buildings. The work redefining the façades and covering a surface of 18,000 m² aims to define new proportions for each building while retaining an overall coherence able to integrate all the technical equipment normally hidden away in false ceilings.

Nous sommes en présence d’immeubles haussmanniens et post haussmanniens contigus et réunis par le hasard des rachats successifs d’EDF. Un imbroglio de cours, courettes, espaces intermédiaires et indéfinis qui se tournent le dos et finalement s’ignorent. Dans le Triangle d’Or tout proche du Parc Monceau, la recomposition urbaine doit redonner du sens à cette juxtaposition fortuite. Le curage raisonné des cours intérieures, le recalibrage des niveaux altimétriques, le dessin d’un nouveau jardin intérieur contemporain, ont eu raison de ce chaos. C’est finalement le cœur d’îlot qui va opérer cette réconciliation toute en douceur et offrir une parfaite lisibilité des accès, des immeubles, des jardins. L’immeuble situé au 29, avenue de Messine devient le point d’entrée principal du site et offre ainsi à la plus grande partie isolée en cœur d’îlot de trouver enfin une adresse parisienne de renom. C’est à l’emplacement d’une ancienne cour couverte que le nouveau hall va stratégiquement prendre place au centre de gravité du dispositif. Le double système verrier constitué par la verrière et le plancher de verre joue comme une lentille et diffracte l’espace et la lumière.

We are in the presence of adjoining Haussmannian and post-Haussmannian buildings arbitrarily joined together by the successive acquisitions made by EDF. The buildings offer an entanglement of large and small courtyards, intermediate and undefined spaces that turn their backs on one another, mutually ignoring each other. Located in the Triangle d’Or district of Paris next to the Monceau park, the urban recomposition needed to develop a logic to bring order to this fortuitous juxtaposition. The cleaning out and reorganisation of the inner courtyards, the recalibration of the elevation levels and the design of a new contemporary inner garden all contributed to making sense out of this chaos. In the end, it was the heart of the block that delicately reconciled all the various aspects and provided a perfect readability of the entrances, buildings and gardens. The building located at 29 Avenue de Messine becomes the site’s main entrance. This allows the large spaces hidden away in the heart of the block to finally have a prestigious Parisian address. The location of what had formerly been a covered courtyard has now become the new entrance hall which is strategically located in the heart of the building. The double glazed system created by the glass roof and glass floor acts as a lens diffracting space and light.

Dans le cadre d’une rénovation d’un immeuble des années 60, l’enjeu était de valoriser un patrimoine qui n’avait pas d’entrée sur rue. Au désenclavement se greffe toute une stratégie de reconquête des sous-sols de l’immeuble. La récupération de surfaces «hors œuvre nette», jadis destinées aux archives a permis ce grand plan de requalification. Pour compenser «l’adresse sans façade» de l’immeuble, un passage contemporain est créé en cœur de ce lieu tertiaire. C’est l’un des éléments d’un scénario en quatre séquences qui trouve son fil directeur dans une unité de traitement du sol, l’ensemble constituant une plate-forme qui semble flotter dans son cadre de verre sur deux niveaux. Les façades en Vec plongent alors dans les profondeurs. À la manière d’un duplex dont on n’entrerait par le haut, les anciens sous-sols d’archives se transforment en lieux habitables baignés par la lumière naturelle. Le hall d’entrée, débarrassé de tout poteau, s’exerce à reprendre les charges par un «mur-sculpture» jouant sur l’effet cinétique. Le travail de reconquête s’accompagne d’une remise en valeur des façades de ce bâtiment des années 60. L’élégance de l’architecture de cette époque est ainsi soulignée par de grands châssis basculants équipés de la technologie d’aujourd’hui.

As part of renovation of a 1960’s building, the challenge was to promote a heritage that had no street entry. The strategy is to graft the opening to regain de basement of the building. Recovering «net area» once for the archives allowed this great plan of requalification. To compensate for the «adress without front» of the building a contempory passage was created in the heart of tertiary building. This is one of the elements of a scenario in which four sequences of a story line are brought to light by mean of the paving, together constituting a platform that seems to float in a glass frame on two levels. Facades SSG plunge into the depths. Like a duplex that we enter from the top, the old basement archives become living spaces bathed in natural light. The lobby, cleared from all columns, has its loads diffused on a «sculptural wall» plays with cinematographic effects. The work of reconquering is accompanied by the highlighting of the builidings sixties facades. The elegance of the architecture of this period is well emphasized by large pivoting window frames equipped with today’s technology.

(…) Mies spirit The space freed on the ground floor combines behind a full glass wall the volume of the hall and the access ramp to the car park created in basements. Carpeted floor to ceiling in the same Volvic lava stone, the tunnel of the hall leads to the garden streaked lavender strips and planted with a unique black pine. In this space built like a gem , crude steel reception desk poses monumental sculpture . The spirit of Mies van der Rohe, the most radical of modern architects, blows this place. A rare influence to be emphasized. Especially as minimalist aesthetic is accompanied by maximum functionality . (…) L’esprit de Mies L’espace libéré du rez-de-chaussée associe derrière une paroi vitrée intégrale le volume du hall et de la rampe d’accès au parking créé au niveau des caves. Tapissé du sol au plafond de la même pierre de lave de Volvic, le tunnel du hall débouche sur le jardin strié de bandes de lavande et planté d’un unique pin noir. Dans cet espace taillé comme une gemme, la banque d’accueil en acier brut pose en sculpture monumentale. L’esprit de Mies van der Rohe, le plus radical des architectes modernes, souffle sur ce lieu. Une influence assez rare pour être soulignée. D’autant que esthétique minimaliste s’accompagne d’une fonctionnalité maximale. Plateaux libres et prestations de choix : persiennes intérieures, plancher technique général, moquette velours en dalles, aménagement sur mesure...
